Undertaken at the commencement of a tenancy. A listing of all furnishings, moveable items, fixtures, fittings, including a full description of the condition of the walls, ceilings, floor coverings, paintwork, light fittings, radiators, meter readings etc. together with a comprehensive portfolio of digital images. Usually 3 digital images of each room and further images of any problem areas. A full video tour of the property illustrating its condition.
A report prepared at the end of the tenancy, describing changes to the property since the initial inventory was completed. This report will highlight any material changes enabling the landlord, or his agent, to decide whether any damage or required cleaning, is attributable to the landlord or the tenant (ie fair wear and tear or maintenance).
Most disagreements between landlord and tenant occur around the topic of what constitutes “fair wear and tear”. This is subjective and is not defined in statute and is where our independence and impartiality comes in and should benefit both landlord and tenant and hopefully ensure there is no dispute and no time consuming arbitration.
